How can I maximise my property’s sale price? This is a question we’re asked all the time by our clients.

Here are our top tips to help you sell your property for the most amount of money possible.

 

Tidy up the garden and ramp up your street appeal. Many buyers do a drive by a property before they decide whether they want to come in for an inspection. So, spending time weeding the front garden, painting the fence, ensuring the number is clearly visible, the garbage bins are away, the mailbox is cleaned out and the lights work, oh and turned are on at night-time, can help here.

 

Clear away excess clutter from every room and benchtop throughout the property. You want to create the feeling of space and flow through the property. Buyers like larger flowing living areas and clutter can make spaces feel smaller. Plus, you don’t want potential buyers being ambushed by all your personal knick knacks – you want them to be able to envisage themselves in your home.

 

Get your tool box out and fix those little jobs that are long overdue – walk around the property and fix that leaking tap, or loose tile that has been bugging you for a while. Make sure the light bulbs are all working, the blinds can open and repair anything that is chipped or damaged. You might need to get in trades people to help you here.

 

Give your property a fresh coat of paint- This can help make a big difference to the overall freshness and feel of the property and is one of the most cost effective ways to add value to a home when selling.

 

Make sure your property is sparkling clean – that’s every room, cupboard, shower corner, benchtop you name it – so get out the cleaning gear and go crazy.
